Payne Family Homes has four communities in award-winning St. Peters. Belleau Creek, The Pointe at Heritage Crossing, Bella Vista, and The Meadows at Ohmes Farm.

This week, we’re going to talk about choosing the right home builder.
It’s easy to be attracted to inexpensive new homes – and rightfully so, but you need to do your research and determine the quality of the home.

To ensure your home is crafted with quality and built to the highest standards, make sure the builder is installing quality products in your home. Payne Family Homes only works with companies that pride themselves in excellence. By using quality components with excellent name brand backing such as Lennox HVAC, Moen faucets, Jeld-Wen windows, Therma Tru doors, and Weyerhaeuser floor joists, Payne Family Homes is able to guarantee structural integrity.

Payne Family Homes’ quality is not only recognized by their new home owners, but also by the Home Builders Association of Eastern Missouri. The San Marino model at The Meadows at Ohmes Farm, The Cape Cod model at The Pointe at Heritage Crossing Villas, and The Breckenridge model at The Pointe at Heritage Crossing have all earned the respect of the judges that devoted their time to awarding the Professional’s Choice Awards! The judges are professional building inspectors that lend credibility to the process as they are best positioned to recognize quality and craftsmanship against criteria that matters!

The Pointe at Heritage Crossing: Two Great Lifestyles at One Fabulous Location

Friday, August 13th, 2010

Payne Family Homes is justifiably proud of The Pointe at Heritage Crossing, the firm’s multi-lifestyle community in St. Peters.

The tree-lined development enjoys a fabulous location, close to the juncture of Highway 94 and the Page Extension, and has great curb appeal with its tasteful arrangement of single-family and villa homes.

In July, Payne Family opened a new ranch-style Cape Cod display in The Pointe’s 62-homesite villa section, which is now half-sold. Three story-&-a-half and 2-story luxury villa plans are also offered.  Only 19 of the community’s 68 single-family homesites remain for purchase – hardly surprising,  since the portfolio features seven of the builder’s wildly popular Lifestyle Series designs.

A Haven for Busy Young Professionals
The carefree villa lifestyle appeals to all kind of homebuyers, but Clay Brinker and Renee Riekena had very specific reasons for choosing The Pointe.  Clay and Renee both grew up in small Illinois towns. They met at SIU/Carbondale, have been together for five years, and are planning a November wedding. Career opportunities brought them to St. Louis, where Clay is an accountant with a major international firm and Renee is a meeting planner for a pharmaceutical company. So, “planning ahead” is obviously a trait this attractive, articulate young couple share. The Brinkers relax in front of their carefree villa.

With interest rates at an all-time low, Federal stimulus funds available, and their apartment lease coming up for renewal, this past spring seemed the right time to buy a home.
“The location first attracted us to The Pointe,” says Clay. “The neighborhood has a ‘hometown’ atmosphere that we really like, and having the Page Extension practically at our doorstep is huge! Renee works in Earth City, and it’s only a 25-minute commute to downtown St. Louis for me.”

Since both travel a great deal, the villa lifestyle was ideal.

“We’re seldom home at the same time, and when we are, we don’t want to waste time on yardwork,”

Renee noted. The pair moved into their newly-built Cape Cod in late June and insist that everything about their first-time homebuying experience has been thoroughly enjoyable.

“Everyone at Payne Family is so friendly, and they really work with you to get things done right,” both agree. “[Community sales manager] Julie Jones was a huge part of it – always available to answer questions. We made lots of changes, but [superintendent] Dave Wilcoxen genuinely wanted us to be satisfied with the house. And we just love it!”

A Tranquil Harbor for Families
Preeti and Rajul Patel’s path to The Pointe couldn’t have been more different. Rajul’s extended family moved from India to Texas when he was five. Preeti grew up in Indore, a major city in central India.  As a young man, Rajul returned to India for several months. While there, relatives decided that “Rajul needed to get married.” According to tradition, weeks of family negotiations and “interviewing” of prospective brides ensued, and Preeti was Rajul’s choice. The next day they were engaged – and married a week later!  Both laughingly describe their marriage as “semi-arranged,” since either could have declined.

“All good things come if you wait,” says Rajul with a smile, and nine years later, the Patels are clearly happy and the proud parents of two young sons.Preeti and Rajul Patel have found tranquility in their new home.

Now general manager of the St. Charles Holiday Inn, Rajul brought Preeti to St. Louis to home shop last December.  He’d “done his homework,” finding solid reviews of Payne Family Homes, and the couple appreciated Julie Jones’ personable, “no-pressure” approach.

“Good schools and locationwere our number one priorities,” he says, “and The Pointe is a good family environment for our boys.”

Preeti, an esthetician, returned to California while their Lifestyle Series two-story was under construction. At home in The Pointe for just over a month, the Patels concur, “Payne made it easy for us, and the product shows where this company is.  Quality, not quantity, is what counts to them.”

How To: Relocate to St. Louis (Part 1)

Friday, August 13th, 2010

So you’ve decided to take the plunge and move to the Show-Me State. Congratulations!
We at Payne Family Homes would like to welcome you and provide with a list of tips on relocating.

Step 1: Determine the area you’d like to live.

The St. Louis metro area is comprised of many eclectic neighborhoods, some which have ranked nationally on CNN Money Magazine’s 100 Best Places to Live.

O’Fallon, MO recently ranked #26 on Money Magazines 100 Best Places to Live.
“This St. Louis suburb is home to several corporate offices — including the MasterCard Global Technology and Operations center — and over 400 acres of parkland, making it a place where you can live, work, and play without crossing the town’s borders (unless you want to, that is). These jobs have kept O’Fallon’s unemployment rate slightly below the national average, something most other Missouri cities can’t say. What’s more, the town has an exceptionally low crime rate.” -CNN Money Magazine

St. Peters, MO also made the ranks at #60:
“Just 40 minutes northwest of St. Louis is a small city full of character — 100 years of it, in fact. St. Peters is celebrating its centennial with lots of free food and festivities for residents, even a Food Network-style “throwdown” competition. The active-minded will be impressed by the city’s 236,000-square-foot Rec-Plex, complete with workout equipment and Olympic-size pools. This town is older and more established than some of its neighbors. That gives the place character — and makes many houses more affordable.” –CNN Money Magazine

Payne Family Homes has four communities in award-winning St. Peters. Belleau Creek, The Pointe at Heritage Crossing, Bella Vista, and The Meadows at Ohmes Farm.
Whether you prefer carefree low-maintenance living in Belleau Creek’s luxury detached cottage homes, or enjoying life in an estate home set in a community surrounded by lakes, trees, and walking trails – Payne Family Homes has a new home to fit your lifestyle.

These two cities are also home to two AAA rated school districts – Francis Howell School District and Fort Zumwalt School District.  Payne Family Homes’ communities are crafted in these award winning cities for a reason – we want the best for our home buyers.

Stay tuned for Part 2 of Payne Family Homes’ relocating tips later this week!

How To: Landscape Your First Yard

Thursday, August 12th, 2010

After you’ve bought your first new home, the thought of landscaping your yard may seem like a larger feat than you can take on, but rest assured, we’ve provided some helpful hints to make your first landscaping experience go smoothly.

If you need a little inspiration, walk up and down the street and see what you’re neighbors have done. Will yours be as distinctive and timeless as your new Payne Family Home? Get some ideas from them but make it your own!

Take note of entryways, and be sure not to overplant near doors and sidewalks. If you’ve got a long sidewalk or driveway leading up to your new home, consider lining it with trees as this will add elegance.
Trees, shrubs, and ground covers are permanent purchases that increase in size and value and take little maintenance.

Flowers can fill woody gaps in shrubbery. Cut back on the cost of flowers and plant perennials as opposed to annuals. Not only will they come back each year, they’ll come back fuller as well! Or, Bypass purchasing perennials all together; ask friends and neighbors if they’d divide and give you some of their existing plants like day lilies and peonies.

Don’t get discouraged – landscaping takes time! Enjoy the experience and take pride in all the hard work you’ve put into your new Payne Family Home!
