Payne Family’s Belleau Creek Is a ‘Fairy Tale’ Opportunity for Young Family

Thursday, July 29th, 2010

When Jenny and Mike Buckowitz began shopping for their first home, new construction seemed well beyond their budget, until a friend suggested they visit The Townes at Belleau Creek, Payne Family Homes’ charming community of detached cottage homes in St. Peters.

An Internet search produced glowing reviews on the homebuilder and convinced the young couple that a tour of Belleau Creek might be worthwhile. Now, “wow!” and “awesome!” are the two words this dynamic pair use most often to describe their Payne Family experience.

Living space and good schools were huge issues for the Buckowitz family, which includes energetic 2½-year-old twins, Peyton and Michael. Entering the 2-story “Givry” display, their first reaction was, “Wow, we’re not looking at any other houses. This is our dream home!”

Assisted by Community Sales Manager Meghan Edwards, Mike and Jenny found that they could actually afford a four-bedroom version of the home, with a backyard and more space than they ever thought possible!

Jenny was immediately won over by the Givry’s spacious kitchen and its open view to the dining area. Moving upstairs, she was, yes… wowed! “It was breathtaking! – the loft, the open hallway, the double doors to the master bedroom – it was almost like a fairy tale!”

For Mike, there was an unexpected bonus. “Belleau Creek provides outside maintenance,” he explained. “We both work, so this means we can spend our weekends with the kids, instead of mowing the lawn or doing yardwork.” “Or shoveling snow!” Jenny added with a relieved sigh.

Now under construction, the Buckowitz’ home is scheduled for completion in early October. Mention of the date reminded them of another example of Edwards’ professional skill. “Meghan is amazing, and we haven’t had a single problem!” the couple chorused. “She even arranged a closing schedule that worked perfectly with our current lease. Meghan made everything happen, and we can’t wait for the house to be done!

Giving similar kudos to Edwards’ assistant, Ashley Balkenbush, and Superintendent Bruce Wilson, Mike and Jenny summed up their first venture into home ownership with one word (you guessed it): “Awesome!”

Four multi-level cottage home designs are included in Belleau Creek collection. Economically priced from the $130’s, the models encompass a minimum of 1536 square feet and come with special incentives that vary per plan. A new display model is under construction, and the current Givry display and three inventory homes are available for immediate purchase.

The neighborhood enjoys an outstanding St. Peters location at the intersection of Belleau Creek and Mexico Roads, close to Mid Rivers Mall and the numerous restaurants and shopping centers along Highway K. The Townes at Belleau Creek (314-477-1158) is open daily, and additional information may be obtained online, www.PayneFamilyHomes.com

Experienced Owners Praise Payne Family Homes at Ohmes Farm

Tuesday, July 20th, 2010

Diana and Patrick McDonough definitely qualify as experienced new-home buyers.

The couple had built three houses elsewhere before purchasing their current – and they insist, “Final!” – Payne Family Home in The Meadows at Ohmes Farm.  Formerly residents of Cottleville, the McDonoughs had decided to downsize, even though they  still have two active young sons – Kyle, 13, and Michael, 11 – at home, plus Tucker, the family’s first puppy.  Topping their list of “must-haves” was a ranch-style home; a location close to the boys’ private schools and extra-curricular activities; and a manageably-sized yard, requiring less maintenance and allowing more time to enjoy their busy family life.
“We shopped all over, looking at many builders and all kinds of plans,” says Diana. “We liked St. Peters, but there weren’t many new-home communities in this area. Still, the minute we walked into Payne Family’s display here at Ohmes Farm, I knew this was the right house!mcdonough-02

In fact, the elegant “San Marino” ranch was so close to the McDonoughs’ vision that, except for the addition of a finished lower level, they made only minimal changes to the basic floorplan.  Patrick was influenced by Payne Family’s construction quality.
“We’ve always built new,” he explained, “and architectural ‘flash’ doesn’t impress me. I want to know what’s behind the walls, and I could see that these homes are very solid and well-built.
Leaving nothing to chance, the couples researched the company online and were further reassured by customer reviews. Their search was over, and construction began – under the watchful eye of at least one McDonough family member every single day!
“It was exciting to watch the house go up,” Diana recalls, “and [field superintendent] Bruce Wilson and [general manager] Scott Kerns were fantastic to work with!”

After a moment of parental hesitation, Kyle was allowed to describe his special contribution to the process. As the lower-level entertainment area neared completion, the carpenters needed owner instructions for installation of cabinetry in the bar area – but Patrick was out of town on business.  With his dad’s long-distance guidance, Kyle demonstrated his computer skills, producing a set of drawings that worked perfectly!
“I’m not sure we should tell the world that we let our 13-year-old designed our bar,” Diana whispered.

In residence at Ohmes Farm since March, the McDonoughs couldn’t be more pleased with their home.
“Everything turned out perfectly,” they all agree. “This was our best homebuilding experience ever!”

For an equally pleasurable new-home experience…

Shoppers are invited to visit Payne Family Homes in The Meadows at Ohmes Farm. The 250-acre multi-builder community fronts Ohmes Road, west of Mid Rivers Mall Drive, and is served by the Fort Zumwalt East School District.  Surrounded by trees, Ohmes Farm adjoins Woodlands Sports Park and features wooded common ground and walking trails.  Payne Family’s selection of walk-out, lookout, and ingrade homesites ranges from 7,800 to 18,000 square feet.  Based from $199,900, the portfolio showcases 14 upscale homestyles, including the builder’s all-new “Lifestyle” design series. A valuable promotion – in effect until August 31 – offers $20,000 off the purchase price of any Payne Family Home in the community, and one display model – the “Milano” story-&-a-half – is listed for sale at a reduced price of $349,900.  Community sales manager Sharon Wright-Bruemmer welcomes calls at 314-713-0838; and details are posted online, www.paynefamilyhomes.com

Payne Family Homes’ New ‘Lifestyle’ Designs: TIMELY… & TIMELESS!

Monday, July 19th, 2010

Times change, and so do family lifestyles.

Well-attuned to the changing priorities of homebuyers in a volatile economy, Payne Family Homes was eager to be ready for its customers with a unique and all-new collection of home designs. To achieve this goal, company president Ken Kruse turned to a longtime industry colleague last summer. Chicago-based architect Paul Knitter is recognized for his innovative ideas, in-depth research, and exceptional grasp of housing trends. In collaboration with Payne Family executives, Knitter’s assignment was to develop a product line that addressed the way today’s families actually “live their lives.”
The designs were to be highly functional, architecturally distinctive, and aesthetically pleasing – incorporating those features most important to contemporary homeowners – and priced affordably, without sacrificing the quality or craftsmanship that characterizes all Payne Family Homes. According to Knitter, “A primary objective was to create home designs that satisfied the needs of all types of customers, regardless of their stage of life, and would withstand the test of time.”

The end result was twelve fabulous new plans, unveiled this spring in Payne Family neighborhoods as “The Lifestyle Series.” The various ranch, story-&-a-half, and 2-story models provide two to four bedrooms and 1627 to 3388 square feet of living space. Each is offered with a choice of five stylish elevations, ensuring curb appeal and a wonderfully diverse streetscape for the homebuilder’s communities. It’s the countless, thoughtful, standard features that distinguish a “Lifestyle” home, however – and are dazzling customers!

A partial list includes:

• Open, expandable floorplans with multi-function spaces that can be adapted to owners’

• Larger garages, with versions allowing for 3-car tandem or front-load parking

• Oversize laundry rooms that can be closed off

• Mudrooms separated from family activity areas and conveniently positioned for unloading groceries and storing kids’ school gear

• Zoned heating/cooling in multi-level plans

• Larger windows for more natural light

• Kitchens with spacious cabinetry and extensive counter space

• Overhead lighting in bedrooms

• Elegant master suites with unique closet appointments, 6-foot tubs, 48” shower enclosures, double-bowl vanities, and compartmented water closets.

Then there are the countless “Lifestyle” options, ranging from specialized “work zones” to finished lower levels, a money-saving Energy Package, state-of-the-art Bose audio/video pre-wiring package, plus a kitchen “command center” – even kitchen trash cabinets and mudroom boot.

Once Knitter’s working drawings were completed, Eva Fryar, Purchasing/Estimating Manager for Payne Family Homes, worked closely with the firm’s subcontractors and vendors to achieve the remarkably affordable pricing, which varies by community and starts as low as $190,900. Timely and timeless! – Payne Family Homes’ “Lifestyle Series” is available in six desirable neighborhoods in St. Charles and St. Louis Counties. How To: Childproof Your Home

Wednesday, July 14th, 2010

As your child begins to grow, it’s important to ensure your little one is safe at home.

These simple tips can help save your child from injury.

1.
Ensure all electrical outlets are covered. Payne Family Homes offers childproof electrical outlets that can be installed in your new home.

2. Leave appliances unplugged when not in use, especially the toaster. Keep electrical cords coiled and out of reach, or place the appliances in your cabinets.

3. While cooking in your deluxe Payne Family Homes kitchen, keep your pots on the back burners and turn the handles toward the center of the stove.

4.
Keep step stools away from counters to prevent the little explorers from reaching the countertops.

5. Install safety latches on all cupboards, refrigerators, and chests, children are curious – they’ll get into what they can!

6. Store detergents, soaps, alcohol and other hazardous items out of reach.

7. Make sure your trash can’s lid is latched and inaccessible to children.

8. Make sure your area rugs have non-slip pads underneath, especially when you’ve got little ones beginning to walk.

9. Keep breakables, especially fine china, in secured cupboard out of reach – for the time being, display them in a curio cabinet and remember to install safety latches.

10. Use window guards, window stops, or safety netting to prevent kids from falling out of windows.

Payne Family Homes uses Jeld-Wen Windows which are made with “MAG-Locks”. These locks are more secure and easier to use than other window locks. MAG-Lock automatically locks the window and it only activates when the mechanism is in front of the keeper and the keeper magnet draws in the bolt – creating an audible click. Not only are the windows secure, they’re energy efficient; Jeld-Wen received the 2010 Energy Star Partner of the Year Award.

Payne Family Homes uses safe and reliable resources to build their new homes; they truly live out their mission statement in all that they do – Payne Family Homes crafts distinctive homes that are built to stand the test of time.

Sayonara Highway K?

Tuesday, July 13th, 2010

O’fallon, Missouri city officials are currently discussing changing the name of one of the city’s busiest roads, Highway K, to Krekel Boulevard.

The Krekels are one of O’Fallon’s founding families. In 1856, Nicholas Krekel, a German immigrant, bought land near North Main Street from his brother, Arnold, who mapped out a future city near Assumption Church.

The name change would not only honor the city’s founders, but Councilman John Haman Jr. says the name change could help the city shed an “antiquated” image as a rural town, and better connect the city with its history, distinguishing O’Fallon from other cities that might also have a Highway K.

“We need to get rid of our designations as a farm town. We are no longer a farm town. We can’t be afraid of change.” – Councilman Haman.

O’Fallon has grown to nearly 76,000 residents and is home to 475 acres of parks, distinctive new home communities and AAA rated schools. Just off Highway K you’ll find one of Payne Family Homes’ beautiful communities, Belleau Creek.

If the name of the highway changes, business and residences will continue to receive mail using either Highway K or Krekel Boulevard.

MODOT will be replacing highway signs in the next year; if the name change occurs before the signs are changed it will cost nothing to taxpayers.

What are your thoughts on the name change?

7 Things You Must Know Before Buying Your First Home

Thursday, July 8th, 2010

1) Look at your budget:
How much can you afford for mortgage payments each month? How much can you afford to put down? Be mindful of what you can truly afford. Payne Family Homes crafts communities to suit many lifestyles.

2) What is your combined household (net) income?
As a general rule, search for homes that are up to three times your household income.
The cost of owning a home also includes taxes, insurance, upkeep, mortgage, ect. You need to make sure you can afford your new home.

3) Try to be high-interest debt-free prior to purchasing a home.
You don’t want to get in over your head. Try to get rid of your high interest debts (credit cards, ect.)

4) Realize that buying a home is a good financial investment.
Making mortgage payments forces you to save, and after 15 to 30 years you will own a substantial asset that can be converted into cash to help fund retirement or education.

5) What type of home best suits your lifestyle?
Would you prefer a low-maintenance lifestyle in a condominium or townhouse; or would you enjoy living in a single family home? Look at your new home as a lifestyle investment.

6) What neighborhood would you enjoy living in?
Would you like to live in St. Louis County or St. Charles County?
Payne Family Homes has communities in both counties, and are conveniently located near major highways and shopping centers; it’s all a matter of personal preference. Take a look at our communities page to see what area suits your needs.

7) What amenities are most important to you?
Deciding what you’d enjoy most in the interior of your home can also help you determine which community suits you the best.
Payne Family Homes’ condominiums include interior unit entrances, elevators, quality soundproofing between floors and shared walls, architecturally stunning exteriors, and secured building entrances.

Payne’s Cottage Homes offer all the advantages of a single family home including spacious and functional plans, detached living, the ability to choose the exterior style of your home and the flexibility to make changes to the interior of your home.

Our Single Family Homes range from 1,200 to 3,388 square feet and feature 2 to 5 bedrooms which can accommodate a variety of lifestyles and price ranges. A single family home gives you the opportunity to put your personal taste into every aspect of your new home. You’ll find that most single family plans we offer feature a variety of optional features which gives you the opportunity to add additional bedrooms, bathrooms, and bonus rooms, to truly make the floorplan you choose perfect for your lifestyle.

The Estate Series offers plans ranging from 2,000 to over 3,000 square feet that combine beautiful curb appeal with luxury interiors and quality design. Payne Family Homes Estate Series allows home owners to customize their luxury homes.

No matter your lifestyle, Payne Family Homes crafts distinctive communities that stand the test of time – and suit anyone.

Women in Construction

Tuesday, July 6th, 2010

With each passing year, more women are breaking into the construction industry. Not only have women broken through the gender barrier, they are becoming leaders in the trade throughout the St. Louis area.

Eva Fryar of Payne Family Homes discusses her passion for working in the construction industry:
“I have always had a passion for architecture and construction, ever since I was a little girl. I would see my father go to work as a commercial electrician every day and I was always asking him questions about his job. I was also fortunate to have an uncle who was an architect and I was able to see his paper designs come to life.”

Years later, Eva got the opportunity to live out her dream and work with a company who crafts more than just homes, they create lifestyles.

Payne Family Homes takes the customer’s needs and wants into consideration in every new home design.
“Take our lifestyle series as an example; we have incorporated many thoughtful features throughout these homes like shoe towers, continuous-slide shelving, overhead lighting in all bedrooms, and separate master garden tubs and showers.”

As with any other job, in order to love what you do, you have to be stimulated. Payne Family Homes’ approach to designing new homes is exciting for not only the buyer, but all who take part in the building process as well.

“ With all the different facets of construction, building homes that stand the test of time definitely excites me the most. Buying and building a home is the largest purchase people will make in their lifetime; being able to be a part of that process and make people’s dreams come true is so rewarding.”

3 main components make Payne Family Homes’ new home communities built to stand the test of time:

1) Structural Integrity. Payne Family Homes uses quality components with excellent name brand backing such as Lennox HVAC, Moen faucets, Jeld-Wen windows, Therma Tru doors, and Weyerhaeuser floor joists.

2) Curb Appeal. Payne Family Homes’ elevations are truly built to stand the test of time. Inter-mixing brick, stone and siding give our homes a welcoming feel. Each yard is sodded and landscaped to give the community a great look.

3) Flow of Floor plans. We put extensive thought into each of our floor plans and continuously keep our new home buyers’ needs in mind.

Working with talented and passionate individuals like Eva Fryar gives Payne Family Homes the opportunity to take their ideas one step further and craft distinctive homes that stand the test of time – new homes unlike any other in St. Charles and St. Louis County.
