Only 8 Opportunities Remain!

Categories: Ashton Woods, Living in St. Louis, Missouri Housing Market, News & Announcements, St. Louis, The Estates of Uthoff Valley, Uncategorized | Posted: May 27, 2011 | No Comments »

There’s no time to waste for anyone interested in owning a home in The Estates of Uthoff Valley, Payne Family Homes’ newest offering in Fenton.  The upscale development opened for sales on April 16 and by mid-May was already half-sold!

So, what’s attracting buyers to Uthoff Valley?  Quite simply, everything!  According to community sales manager Donna Cusumano, the landscape is “gorgeous” and showcases a considerable amount of mature trees and common ground.Entrance to The Estates of Uthoff Valley

The cul-de-sac neighborhood has no through-streets and is tucked above and between the city’s RiverChase Recreation Center and picturesque Westside Park.  Walking/biking trails lead from the community entrance to both popular recreational venues.

Uthoff Valley’s 14 generous walkout and in-grade homesites vary in size from approximately one-third to two-thirds of an acre, creating dramatic settings for Payne’s exciting Lifestyle II design collection.  “These sites are absolutely stunning!” Cusumano enthused.  “Every one is unique and has its own distinctive qualities.”

Due to the phenomenal sales pace, no display is planned for the community, which is being marketed from the builder’s display center at nearby Ashton Woods in Eureka.  But shoppers will soon be able to see the streetscape taking shape.  This month, construction of the first four customer-owned homes and an inventory model will begin at Uthoff Valley.

These initial homes will represent four of the six Lifestyle II designs offered, emphasizing the portfolio’s broad-based appeal.  “With so much variety, this neighborhood is going to have fabulous curb appeal,” Cusumano noted.

Starting from $319,900, the ranch, story-&-a-half, and 2-story plans provide three or four bedrooms and 2028 to 3388 square feet of living area.  Most include a 3-car tandem garage with the option of a 4-car version, and even owners with fewer vehicles appreciate the additional space, which can be used for any number of purposes, including motorcycle or boat storage or a workshop.

Homes in the Lifestyle collection are distinguished by their stylish elevations, outstanding utilization of space, light-filled interiors, and well-planned, open kitchens.  The for-sale inventory will be a 3090-square-foot “Montego II” story-&-a-half with four bedroom and 2-1/2 baths, scheduled for delivery in early October.

“Uthoff Valley’s location is another huge attraction,” Cusumano added.  “Just minutes south of I-44 and less than a half-mile east of Bowles Avenue, everything you could possibly need is virtually at your doorstep.”  The community is served by the award-winning Rockwood School District, and Uthoff Valley Elementary is within walking distance.

Payne Family Homes Gears Designs Towards Market Demands (part 1 of 2)

Architect Paul Knitter, discusses his inspiration for the designs of Payne Family Homes.

The second you walk into a Payne Family Home you realize you’re not visiting just another cookie-cutter house in suburbia.
The research and design that goes into these home is unparalleled by any custom home builder in the area. You will never feel like you’ve just stepped off the set of the 1998 movie “Pleasantville” -each new home has its own character, its own style, and its own meticulously- designed floor plan.
The first step Payne Family Homes’ architect, Paul Knitter, takes in designing each home is to get as much information about Payne Family Homes’ customers. He studies demographic trends, industry trends, and relies heavily on input from the Payne Family Homes sales team. As Paul is actively researching, he also stays current with professional journals, attends trade shows, and networks with other design professionals.

After the design team sits to collaborate, the fun part begins. How does it start?
With a blank piece of paper.

“A lot of people think that it should be easy to just pick a plan that has been previously designed that will fulfill all of the requirements of the current project. If this doesn’t work, surely there is an existing plan similar enough to use and “tweak” to conform to the client’s needs – but it today’s world, neither scenario is ever the case.” – Paul Knitter.

Every project has its own set of requirements that result in unique designs that attempt to satisfy specific customer profiles.

Payne Family Homes is in sync with what today’s customers need.
Kids come home from school and need a place to set backpacks and boots, young children need a place to play, people need a place to iron and fold clothes, aging adults desire more light and prefer large showers in lieu of bathtubs – and because of Paul’s extensive research, he is able to design new homes that effectively meet the needs of each demographic.
Working with an expert like Paul Knitter has given Payne Family Homes the ability to craft distinctive homes that stand the test of time.

Next week in part 2 of this blog series, we’ll discuss how designs throughout the years have changed and have been perfected to create the ultimate experience for each Payne Family Homes home owner.

Sales of existing homes rose 15 percent in St. Charles County during the first quarter of this year, compared to the same period in 2009, the St. Charles County Association of Realtors announced.

The median home price rose during the same period to $169,000, an increase of $2,000 over last year, according to the association’s news release.

In a further sign of the rebounding market, 26 percent more homes went under contract during the first quarter of this year than during the same period in 2009, the association said.

“The real estate market in St. Charles County continues to rebound from the challenging times of the last couple of years,” said association President Joe Sahrmann. “The combination of stable home values and near-historic low mortgage rates make this a unique opportunity for those thinking about buying a home. We have not seen homes this affordable in many years.”
